Property tycoon Mohammed Zaal last week unveiled the last Al Barari development plots from inside the final ultra-luxury residences in Dubai.
The six villas, which have been marketed under the name Amaia, are “the conclusion of fifteen years of guarantee of quality living experiences and eco-luxury developments inside our community,” according to Zaal. They represent the “last chapter in the legacy at Al Barari.”
As Zaal points out, “anytime somebody asked me about it, I’d answer ‘no I’m keeping them for myself,'” he has in fact been holding onto these six plots for a very long time.
However, with Dubai’s real estate market on the rise, Zaal has decided to put these plots on the market.
“These are the cream of the crop. They’re all corner plots, and they’re all large plots with plenty of private information and their own lakes… “I almost have seller’s remorse because I let them go,” he explained.
Luxury villas in Al Barari
Each villa has a distinct design and sits on plots with sizes that range from 12,166 to 27,639 square feet.
In terms of design, Zaal stated that market needs have started to shift significantly in recent years as buyer demographics have changed.
There has been “a large rush of European consumers” since the pandemic’s end. More enterprise architecture, an emphasis on bringing the outside inside, and the use of natural materials have resulted as a result of this.
Developers have naturally concentrated on utilising more high-quality fittings because “customers are much more conscious of what they’re buying” these days.
It’s undoubtedly a buyer’s market out there, according to Zaal.
The market for ultra-luxury and luxury real estate in Dubai has continued to grow despite a sharp rise in prices over the previous year. This scenario, according to Zaal, is unlikely to change because Dubai continues to offer “value for money, especially for individuals coming from Europe.”
“It is still reasonably priced. I don’t think the growth trajectory of the last few years will continue, but I believe we’ve reached a very mature market and the fundamentals of the market have changed. We do have a high-end undersupply in the ultra-luxury market.”
